The Lake House
is a lakeside two
bedroom, two bath unit
with a complete
kitchen and private balcony overlooking
Grand Lake.
There is a king size bed in the master
bedroom and a queen size bed in the
second bedroom.
There is a futon in the living area and
a foldout couch on the upper level.
This unit sleeps up to 8 on a nightly
rental or 4 on a long term rental.

and Conditions
1. DEPOSIT:
Fifty percent (50%) of the rental amount is due when the
reservation is made.
2. CANCELLATION POLICY: If the reservation is
canceled more than two months before arrival, you will
receive a refund, less a $100.00 processing fee. If canceled
less than two months before arrival, deposits are
non-refundable. Guests who do not arrive on their reserved
day of arrival by 7:00pm (unless other arrangements have
been made), will lose their deposit and reservation. There
are no refunds for unused time due to late arrival or early
departures. The purpose of this policy is to encourage you
to notify us if you are not coming or you will be arriving
late.
3. CHECK-IN/CHECK-OUT TIMES: Check-in is 4:00pm on
the day of your arrival. Check-in is at the Western Riviera
Motel, located at 419 Garfield Street in the center of
downtown Grand Lake (970) 627-3580, where you will receive
directions and keys. Check-out is 10:00am on the day of your
departure.
4. NO SMOKING: Absolutely no smoking at any Western
Riviera property (this includes in doorways or near an open
window)! There is a minimum $500 charge for smoking in any
of our properties.
5. NO PETS: Please leave your pets at home. Due to
wildlife (e.g., mountain lions and bears - Oh my!) we can
not permit pets anywhere on the premises, including in cars.
There is a minimum $500 charge for stowaway pets, and you
will be asked to leave with no refund. Check out the
